ProSpec Asphalt Sealant is a water-based asphalt emulsion that helps protect your asphalt investment while providing an attractive cosmetic finish with a deep black color. It also contains fine aggregate to create a new wear surface on existing asphalt. ProSpec Asphalt Sealant is nontoxic, non-carcinogenic, and does not contain organic solvents. No hazardous fumes are released during the curing process. Our emulsion sealcoat is recommended for minor repairs, routine maintenance, and protection of existing asphalt concrete pavements.
Why is it important to sealcoat your pavement?
Pavement naturally deteriorates when exposed to weather and environmental conditions. Water can penetrate the surface and begin to break down the asphalt structure. During winter months, trapped moisture freezes and thaws, causing expansion and contraction that leads to cracking in the pavement. Over time, these cracks can develop into potholes.
Winter maintenance, including snow plowing, can also cause surface damage. In addition, the sun’s UV rays break down the chemical structure of asphalt over time. Oxidation further weakens the pavement and accelerates deterioration.
According to the National Pavement Contractors Association, the estimated savings over 15 years for a 10,000 square yard asphalt pavement is approximately $127,000 when sealcoating is performed compared to no maintenance.
